This Privacy Policy describes how DwellScript ("we," "us," or "our") collects, uses, and shares information about you when you use the DwellScript platform and related services (collectively, the "Service"). By using the Service, you agree to the collection and use of information in accordance with this policy.

1. Information We Collect

1.1 Information You Provide

We collect information you provide directly when you create an account, use the Service, or communicate with us, including:

• Account information: Your email address and, if you sign in via Google OAuth, your Google account profile information (name, email, profile picture).
• Property data: Information about rental properties you enter into the Service, including address, unit type, amenities, and other listing details.
• Generated content: Listing copy, vacancy analyses, and other AI-generated outputs produced through your use of the Service.
• Payment information: Billing details are collected and processed by our payment processor, Stripe, Inc. We do not store your full payment card numbers on our systems.
• Communications: Messages you send us via email or through the Service's support channels.

1.2 Information Collected Automatically

When you use the Service, we automatically collect certain information, including:

• Usage data: Pages visited, features used, generation counts, and interaction patterns within the Service.
• Device and browser information: Browser type, operating system, IP address, and referring URLs.
• Cookies and similar technologies: Session cookies and authentication tokens used to keep you logged in and maintain your preferences. See Section 5 for more detail.

1.3 Information from Third Parties

If you create an account or log in using Google OAuth, we receive information from Google as permitted by your Google account settings, limited to your email address and basic profile information necessary to create and authenticate your account.

2. How We Use Your Information

We use the information we collect to:

• Create and manage your account and authenticate your identity;
• Provide, operate, and improve the Service, including generating AI-powered listing copy using the property data you submit;
• Process payments and manage your subscription;
• Send transactional communications, such as magic link authentication emails, payment receipts, and account notifications;
• Respond to your support requests and communications;
• Monitor usage patterns to enforce subscription limits and prevent abuse;
• Analyze aggregate usage data to improve the Service's features and performance; and
• Comply with legal obligations and enforce our Terms of Service.

3. How We Share Your Information

We share your information only in the following circumstances:

• Service providers: We share information with trusted third-party vendors who assist in operating the Service, including our cloud infrastructure provider, payment processor (Stripe), AI model provider (Anthropic), email delivery service (Resend), and analytics provider (Google Analytics). These vendors are bound by contractual obligations to protect your information and use it only for the purposes we specify.
• Legal compliance: We may disclose your information if required to do so by law, court order, or governmental authority, or if we believe disclosure is necessary to protect the rights, property, or safety of DwellScript, our users, or the public.
• Business transfers: In connection with a merger, acquisition, reorganization, or sale of assets, your information may be transferred to a successor entity, subject to the same privacy protections described in this policy.
• With your consent: We may share your information for any other purpose with your explicit consent.

We do not share your personal information with advertisers or data brokers.

4. Data Retention

We retain your account information and associated data for as long as your account is active or as needed to provide the Service. Upon cancellation or termination of your account, we retain your data for ninety (90) days to allow for account reactivation and dispute resolution, after which your data is permanently deleted from our systems, except where retention is required by applicable law.

Aggregated, anonymized usage data from which you cannot reasonably be identified may be retained indefinitely for Service improvement purposes.

5. Cookies and Tracking Technologies

We use the following types of cookies and tracking technologies:

• Authentication cookies: Session cookies used to authenticate your identity and maintain your logged-in state. These are essential for the Service to function and cannot be disabled.
• Preference cookies: Cookies used to remember your UI preferences, such as dark mode settings.
• Analytics: We use Google Analytics to collect anonymized, aggregated data about how users interact with the Service. Google Analytics may set its own cookies. You can opt out of Google Analytics tracking by using the Google Analytics Opt-out Browser Add-on.

Most browsers allow you to control cookies through browser settings. Disabling authentication cookies will prevent you from logging in to the Service.

6. Third-Party Services

The Service integrates with the following third-party services, each of which has its own privacy policy:

• Stripe, Inc. — payment processing. Stripe Privacy Policy
• Anthropic, PBC — AI language model powering listing generation. Anthropic Privacy Policy
• Google LLC — OAuth authentication and analytics. Google Privacy Policy
• Resend — transactional email delivery.

Property data you submit to generate listing copy is transmitted to Anthropic's API solely for the purpose of generating that output. We do not permit Anthropic to use your data for model training under our API agreement.

7. Data Security

We implement industry-standard technical and organizational measures to protect your information, including encrypted data transmission (HTTPS/TLS), hashed authentication tokens, access controls limiting employee access to user data, and infrastructure security provided by our cloud hosting provider.

No method of electronic transmission or storage is completely secure. While we take reasonable steps to protect your information, we cannot guarantee absolute security. In the event of a data breach that materially affects your personal information, we will notify you as required by applicable law.

8. Your Rights and Choices

Depending on your location, you may have certain rights regarding your personal information:

• Access: Request a copy of the personal information we hold about you.
• Correction: Request that we correct inaccurate or incomplete information.
• Deletion: Request that we delete your account and associated personal data, subject to our retention obligations under applicable law.
• Portability: Request that we provide your data in a portable format where technically feasible.
• Opt-out of communications: Unsubscribe from non-transactional emails at any time using the unsubscribe link in those emails. Transactional emails (authentication links, payment receipts) cannot be disabled while your account is active.

We do not discriminate against users who exercise their privacy rights.

9. Children's Privacy

The Service is not directed to individuals under the age of 18, and we do not knowingly collect personal information from minors. If we become aware that we have collected personal information from a person under 18 without verification of parental consent, we will take steps to delete that information promptly. 10. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, the Service, or applicable law. When we make material changes, we will update the "Last Updated" date at the top of this page and, where appropriate, provide notice by email or through the Service. Your continued use of the Service after the effective date of a revised policy constitutes your acceptance of the changes.
